Terms and Conditions
Rental Agreement
This Rental Agreement constitutes a legally binding contract as of the first payment. By proceeding with a reservation, the Guest accepts all terms and conditions outlined herein.
The Guest agrees to rent the residence described in the advertisement for the stated rental period and total rental fee. Payment of the reservation serves as signature and acceptance of this Rental Agreement.
Occupancy
Reservations are strictly limited to the number of persons stated on the booking form, including children.
Any increase in occupancy must be approved in writing by the Rental Agent or Property Owner.
Unauthorized additional guests will be charged in full.
Visitors are not permitted without prior written consent.
Only authorized house staff are permitted access to the property (no masseuse, fisherman, etc., unless approved by the Rental Agent / Property Owner).
Cancellation Policy
- 50% non-refundable deposit is required at the time of booking.
- 50% non-refundable balance is due no later than 45 days prior to arrival.
- The Rental Agent / Property Owner reserves the right to cancel any booking if payment is not received by the due date.
Guests are strongly advised to obtain travel insurance that covers cancellation, theft, illness, and accident.
Please review your policy carefully before travelling to ensure appropriate coverage.
Force Majeure (Extenuating Circumstances)
The Rental Agent / Property Owner cannot accept responsibility or offer compensation for cancellations or changes caused by circumstances beyond their control.
Such circumstances include — but are not limited to — fire, flood, storm, explosion, war, terrorist activity, epidemic, civil unrest, strikes, or any other event that could not reasonably have been anticipated or avoided.
In such cases, obligations are suspended, and any additional costs arising from travel or accommodation changes are the sole responsibility of the Guest.
Assignment or Sublease
Subletting or transferring the rental to another party is not permitted.
The Property may not be used by persons other than those listed on the reservation.
Check-in / Check-out
Standard check-in and check-out times are communicated at the time of reservation.
Late check-in after 4 p.m. may incur a supplement.
Condition and Use of Property
The Property is rented “as is.” The Rental Agent / Property Owner makes every effort to ensure all amenities (internet, TV, water, electricity, etc.) function properly but cannot be held responsible for any temporary failure.
No refunds will be issued for such occurrences.
Guests must use the property responsibly, maintain cleanliness, and respect neighbours.
No loud parties, immoral, illegal, or nuisance activities are allowed.
Children must be supervised at all times, particularly around pools or balconies.
Fireworks and campfires are strictly prohibited within 300 meters of the property (including beach areas).
Air Conditioning & Utilities
Electricity costs are included in the rental fee.
Windows and doors must remain closed while the air-conditioning is in use, and units must be turned off when rooms are unoccupied.
If air-conditioning use is excessive, a fee may be deducted from the security deposit or charged on departure.
Guests wishing to run units continuously may request an electricity quote payable upon arrival.
The Rental Agent / Property Owner is not responsible for lack of household staff; no refund will apply.
Food, beverages, and cleaning products are not included.
Smoking is prohibited inside the property.
Security Deposit
A refundable security deposit is payable in cash upon arrival.
This deposit will be returned at departure if the property is left in good condition.
Any damages or excessive cleaning costs will be deducted.
In cases of severe damage, authorities will be notified.
Personal Liability Travel Insurance is mandatory.
Guests are financially responsible for any damage they cause to persons or property.
Default
Failure to comply with this Agreement may result in immediate termination of the rental without refund.
Guests must vacate the premises, remove all personal belongings, and leave the property in good order.
All legal and administrative costs arising from breach of contract will be borne by the Guest.
Risk of Loss and Indemnification
All personal belongings brought to the property are at the Guest’s own risk.
The Rental Agent / Property Owner is not responsible for theft, loss, or damage.
Guests agree to indemnify and hold harmless the Rental Agent, Property Owner, and representatives from any claims, damages, or expenses resulting from personal injury, loss, or damage occurring during the stay.
Release
Guests waive any claim against the Rental Agent / Property Owner for injury, death, or loss occurring in or around the property, including common areas or facilities.
Use of such amenities is entirely at the Guest’s own risk and responsibility.
Entry and Inspection
The Rental Agent / Property Owner reserves the right to access the property with reasonable notice for inspection or maintenance purposes, or to show it to potential buyers or renters.
In cases of emergency or imminent danger, entry may be made without prior notice.
Extra Services
Third-party services (car hire, airport transfer, excursions, boat trips, etc.) may be arranged upon request.
The Rental Agent / Property Owner assumes no liability for any issues, delays, accidents, or thefts involving third-party providers.
Guests must confirm details directly with the provider and pay them directly.
